Causes Of Damp In Floors

Rising Damp

Water travelling up porous building material in contact with the ground is called rising damp. The air drying on top surfaces makes the floor or wall act like a wick, capillary action drawing moisture up from the ground. It evaporates off the surface into the atmosphere, unless gravity pulls it down before evaporation can occur.

Rising damp happens when the damp proof course (DPC) of a building is inadequate or obstructed by elevated terrain. A DPC is inserted during construction as a layer of impermeable material. Water from the earth carries nitrates, chlorides, and other hygroscopic salts up the wall, and as it evaporates, these salts accumulate in the brickwork and plaster. Ground salts readily absorb moisture from their environment, so they dissolve quickly.

Penetrating Damp

Various nitrates, chlorides, and other salts (hygroscopic ground salts) are transported upwards into the brickwork and plaster by water flowing from the ground. As the water evaporates, these salts accumulate in the walls. Ground salts rapidly dissolve, so they readily absorb moisture from their surroundings. High humidity in a wall often leads to wood rot in nearby timbers. Even if the rising damp is treated, the plaster will remain damp or contaminated. Therefore, when treating rising moisture, the plaster is usually removed.

Moisture penetration into walls above ground level can happen for various reasons. Wind-driven rain is likely out of the property owner’s control, depending on the direction of the rain, which may lead to moisture flowing downward within the structure. Rain cannot be directed or strengthened, but it can be kept out of a building and thus avoid internal damage. Damage caused by water can be the result of cracked external renderings, missing or loose mortar in walls and window/door frames, defective roof flashings, and malfunctioning rainwater goods such as blocked gutters, down-pipes, and hoppers, to name a few.
